A Buyer and their Realtor should always research whether there are wetlands (or other issues!) on or near the property.

Massachusetts has one of the most restrictive wetlands and environmental codes in the U.S.

Many homeowners are often surprised to learn their property contains or is near protected wetlands or is within a restricted buffer zone which will impact their ability to construct an addition, deck, pool, driveway, or cut trees.


** Something important to consider **

Licensed professional surveyors charge on average anywhere between $300-$1,500 for small sites (i.e. 1/4 - 1/2 acre) up to as much as $25,000 for large sites (i.e. 200+ acres) to complete wetland delineation surveys.
